DO I DEAL WITH THE LETTING AGENT OR LANDLORD?
We will deal with the viewing of properties, references, agreements and the initial introductory period of the move in. In some occasions we may be instructed to manage the property. Otherwise you may deal with your landlord directly.
CAN I RESERVE A PROPERTY?
Yes, this can easily be done by giving a holding deposit of £500. This will secure your property while the agreements are being drawn up (subject to satisfactory references being received).
HOW MUCH IS THE DEPOSIT?
We require six weeks rent as deposit, and one months rent in advance. The deposit will be place in a government recommend deposit protection scheme. On return of keys and property is same condition besides normal ware and tear. Deposit will be returned.
£200 for contract and £50 per tenant for referencing.
HOW LONG IS A LET?
Lets may vary. Most commonly they are for the duration of 12 months.
WHO SHOULD FIX ITEMS THAT ARE IN NEED OF REPAIR IN THE PROPERTY?
The landlord is responsible for the repair of any household appliance. However, tenants are liable for breakages they have caused. All repairs should be brought to the landlord’s attention immediately.
WHO PAYS FOR UTILITIES - IS IT INCLUDED IN THE RENT?
In most events the tenant will take over the utilities on moving into the property. However, some agreements may differ.
